Old Business-
Treasurer’s Report-
•   Report of the status of the 2026 Dues collected. Update regarding any outstanding liens filed.
•  The Annual Financial Report to be given, copies only available via in person or direct mail/e-mail following the November 14, 2026 HOA Board        meeting.
•  Status of the Reserve Study amount and its future movement from 70%~ to possibly 100% eventually.
•  Request approval for the Treasurer to pay the annual fee $200 to the Oregon State Treasurer for the HOA’s Corporation fee due in January.
•  Request to approve the renewal of the Zoom account for another year in December for a fee amount $169.90.

Presidents Report-
•  Request of the BOD to approve the final version of the Homeowners Handbook and possible mailing of a hard copy to all 79 owners within the HOA.
•  As reported at the last meeting the cleaning and staining of the beach access wood stairs is now complete. As an alternative GC matched the originally approved Bid amount was obtained.
•  With New Year Eve approaching the BOD would like to kindly ask of all owners to adhere to limiting the use of loud fireworks to only between the hours of 7:30 PM to 12:30 AM. Out of respect to our community members and their pets.
•  I forgot to bring this item up at the last board meeting. As I mentioned previously at the Spring HOA BOD meeting, I would like ask to do a limited survey of 3 question(s) of all owner/members to respond. Topic being simply what concentration should the HOA peruse once the 
determination of the Reserve Study is addressed.

 

1. Would you support an Amendment to the Governing Documents to address the Maintenance & Improvement of the Public ROWs within our general HOA Boundary?

OR

2. Would you support an Amendment to the Governing Documents of a major reduction of the HOA Annual Dues.
OR
3. Would you Support the possible Dissolution of the HOA if possible.

 

Communication Committee-

Picnic Committee-
Report from one of the organizers.

Election Committee-
2 more board member volunteers are still needed. And we are also in need of a board secretary. Nomination form is available on the HOA website. There has been some interest for additional board members. I would love if we could have 1-2 more. It’s very difficult to function with only 3 board members.

 

New Business-
ARC/ArPC Committee-
No new applications received this quarter. One received Surety bond to be requested to be returned.

A homeowner within the HOA has requested a discussion regarding:
     A. The work this summer on the beach access parcel. For drainage aspects.

     B. Drainage concerns on the Southern end of Sea Mist where 3 new homes are being constructed. The new home(s) owner representee will                speak to this concern.

     C. Your downspouts and where it drains to.

Presidents Report-
Welcome to all the new homeowners to the neighborhood. We gained 5 new owners this year. 3605 Sea Mist Nov. 19, 2025, 3520 Lincoln Nov. 25, 2025, 3550 Evergreen May 5, 2026, 3725 Sea Mist May 20, 2026 & 3705 Sea Mist Sep. 10, 2026.

 

HOA Dues-
Currently the HOA Dues are at $160/yr. Based on the now completed Reserve Study and its future goals “as discussed during the regular meeting.” Should the dues increase the maximum of $5, or hold at $160/yr. or decrease $5?

 

Election Commitee-
Acceptance and promotion of any applications for new BOD.

New Business-
Planning the HOA BOD Meeting Dates and times for 2027, suggested dates are:

1ˢᵗ Quarter Date, 2ⁿᵈ Quarter Date, 3ʳᵈ Quarter Date & 4ᵗʰ Quarter Date
         Feb. 20ᵗʰ              May 8ᵗʰ                   Aug. 14ᵗʰ               Nov. 13th

Planning the date for the Annual Picnic for 2027. September 5, 2027 is the traditional Sunday date. 
Alternatively, we could consider August 14ᵗʰ after the HOA BOD Meeting if it would promote better 
attendance?
