Pacific Palisades Board of Directors Meeting

"Draft" Agenda - May 16, 2026 @ 10 AM

  • Confirm quorum of the PPHA BOD for May 16, 2026

  • As required, notice of the date, time and place of this meeting and the virtual link was posted on the PPHA’s website in advance so members could attend if they so choose.   

  • Approve the Agenda for the May 16, 2026 meeting.

  • Approve the minutes for the February 7, 2026 Board Meeting & General Meeting.

 

Old Business-

As a reminder, that we follow Robert’s Rules. A short list of the steps to remember. During Board Meetings. As President I present items and if there is a question, I will specifically ask the board the question and once the board is done discussing then I will ask the board if I need to gather comments from anyone in attendance? If there isn’t a need to, I won’t ask for comments. People in attendance may also wait for the “Around the Table” section to address as well.

 

President’s Report & ArPC/ARC Chair Report - Welcome to the PPHA’s Board Meeting-

  • Comments still being collected regarding the PPHA Board Member & Owner Handbook and adding their suggestions. Prior to issuing to all HOA Owners.

  • Reserve Study is being done internally my progress report is as follows: The structural engineer reported that his recommendation is to have the wood scraped and cleaning the algae off of the wood and stain with a marine grade wood stain and replace one metal bracket. Getting quotes so this work should be addressed this summer. He also suggested reviewing the beach access every other year.

  • Regarding HOA membership referencing the tax lots #11701, #11801 and #11900. No reply thus far. A second letter has now been sent. Only asking two simple questions.

  • I am tabling addressing the word “Hedges” until we can address this as an Amendment to our Protective Covenants as changing (1) one word isn’t sensible at this time. Does the Board want me to re-insert the word into the fines sheet in the meantime?

  • After further research history of road repairs and our HOA Governing Documents. It has been reported that the PPHA BOD in the past has capped the Public ROW in the form of a partial contribution. However, this was done without following proper legal procedure. The HOA BOD can’t use funds for this purpose without a formal Amendment to the Protective Covenants voted on by the entire community. Hence, the question is should the board look at correcting this?

  • The homeowner letter received was addressed as HOA President I responded, as much of the items are already covered as part of ongoing work plans.

 

Treasurer’s Report

Report of the dues progress for 2026. And any invoices to be paid needing approval of the BOD.

 

Communication Committee

Items needed for future Newsletters - Debbie Carrillo volunteered to take on the Newsletter.

 

Picnic Committee

Picnic Committee Chair is Sandy Kerr – Homeowners are needed to assist.

 

Elections Committee

  1 ~ 3 more board members volunteers are still needed. And we are in need of a board secretary. The person wouldn’t need to serve as a board member. It would be an option if this person didn’t also serve on the board, as we have a limited board members and information needs to be routed to each board member via the secretary, we currently only meet 4x a year. Our outgoing secretary has prepared an outline of the typical tasks the secretary is responsible for this outline is available upon request.
