"Draft" Agenda - Feburay 7, 2026​​

• Confirm quorum of the PPHA BOD.

• As required, notice of the date, time and place of this meeting and the virtual link was posted on the PPHA’s website in advance so members could attend if they so choose.   

• Approve the Agenda for the February 7, 2026 meeting.

• Approve the minutes for the November 15, 2025 Board Meeting & General Meeting.

 

Old Business-

President’s Report - Welcome to the PPHA’s first Board Meeting for 2026.

• I’ll begin with a correction that this is the 49th year the HOA was established.

• I’ve received back all HOA Board Members comments regarding the PPHA Board Member & Owner Handbook and I’ve made their addressed suggestions.

• Reserve Study was ordered and it is in progress a report on the results to follow. Additional research tasks were requested regarding the condition of the Beach Access wooden stairs (an inspection and Quotes for repairs and if needed replacement).

 

Treasurer’s Report - We renewed (1) lien for past years unpaid dues. PPHA HOA Dues for $160 are due January 31, 2026.

 

Communication Committee - Report from Jaime. Items needed to the Spring Newsletter.

 

Picnic Committee - The Annual Picnic will be held Sunday, September 6th, 1 - 3 pm. Picnic Committee Members needed.

 

Elections Committee - Sandy Kerr volunteered to serve a 2-year term. 1 ~ 3 more board members volunteers are still needed.

 

ArPC/ARC Committee - 

Three (3) items from the last HOA Board Meeting were referred to the ArPC/ARC for review and research and to report back to the PPHA BOD at the next HOA meeting.

 

A. Regarding HOA membership referencing the R-1 Zoning for lots #11701, #11801 and #11900. These have not been included in current membership rolls. Communication with the owner was initiated.

 

B. What is the best way to address the removal of the term “hedges” in a uniform and fair manner. Either a “Resolution” or a “Amendment to the Protective Convents”.

 

C. A question also arose regarding repairing the roadways Ben will research history of road repairs and HOA by-laws. And report back in the BOD meeting.

 

New Business-

Request to update various documents/information and updates items on the PPHA website for 2026.
